Terms Agreement:

  • A 50%deposit is required before a job is scheduled

  • The deposit is considered an agreement to the terms and estimate. The remaining balance is due upon completion. Interest will accumulate at 2% per month beginning 5 days after completion. Any and all collection fees will be paid by the customer if the account is turned over to collections.

  • Work will proceed ONLY when all relevant cutting information (material, sink, edge, cook-top, etc.) has been provided.

  • An additional trip charge will be assessed if unnecessary returns to the job site are required due to lack of accessibility, drilling faucet holes, cutouts for cook-tops, etc. The return trip may not be immediate.

  • Any alterations to cabinets after the template is complete will result in an incorrect fit of the countertops and may cause a delay in installation and affect the final price. All changes must be communicated as soon as possible, and in writing.

  • It is highly recommended that any overhang greater than 10” on granite or 14” on quartz (if thickness is less than 3CM, supports for any overhang greater than 6” is recommended). Additional support every 3 feet in the form of brackets, corbels, or steel reinforcements. This is not included in your estimate unless specified. Keystone Countertops will not accept liability if the overhang breaks without support..

  • Color, pattern, fissures, and veining variances are inherent to natural stone. This does not affect the product performance in any manner. Your countertop will not be replaced due to these variations.

  • Joints are placed at the discretion of our professionals. If joint location is critical, please discuss at the time of template.

  • Unless otherwise noted, our work includes stone fabrication and installation only. We are not responsible for demolition, plumbing, electrical, or gas. Please have all appliances and fixtures disconnected and removed before we arrive to install.

  • Our professional installers will take great care to protect your home. At times unavoidable damage occurs to paint or drywall, due to the extreme weight and size of the stone, repairs are the responsibility of the homeowner.

  • Quartz is NOT heat proof, use trivets when placing any hot items onto your countertop to avoid thermal shock.

  • Quartz can not be mitered on a 90 degree corner, doing so will void any quartz warranty.

  • Honed, brushed, and satin material are going to perform differently than polished material.

  • Keystone Countertops will seal all natural stone before completion of installation. It is recommended to re-seal annually, or sooner if absorption is noticed. Natural stone is porous. Staining is possible and it is the owner’s responsibility to maintain sealing. Keystone Countertops will not be responsible for the performance of natural stone’s porosity.

  • Bid is valid for 30 days. All prices are subject to change based on final measurements, and material cost.

  • If material selected is changed after signing paperwork or paying a deposit the homeowner is responsible for material cost if it can not be returned or resold. Restocking fees may apply.

  • If a project is canceled after work has started Keystone Countertops will bill for any work already completed including but not limited to bids, design work, template and fabrication.

  • We require a one time payment for jobs under $1,000.

  • We accept all major credit cards with a 3.5% processing fee.


Template Procedure

  1. Slabs must be paid for and delivered to Keystone Countertops prior to your template.

  2. Someone of authority with decision making ability and +18 years old must be onsite for the template.

  3. Dust will be raised during the tear out, template, and installation processes. We will contain the dust as much as possible, but if there are any specific concerns, please inform Keystone Countertops now in writing prior to the commencement of our work.

  4. Cabinets must be fully installed prior to template and cannot be moved after templating.

  5. Existing countertops must be completely removed prior to the template (unless Keystone Countertops is doing the existing countertop tear out).

  6. Unless requested otherwise in advance, the template of the countertops will be made in alignment with the lower cabinets. Keystone Countertops is not responsible for any misalignment between the upper and lower cabinets.

  7. Sink(s), faucet(s), and cook top must be onsite, but not installed (with the exception of an apron/ farmhouse style sink). An apron/farmhouse style sink must be set into place, but not hooked up prior to template.

  8. Cabinets must be decked with 5⁄8 plywood (unless otherwise specified prior to template).

  9. Any overhang over 6” (10” for 3cm material) must have additional support every 3 feet in the form of brackets, corbels, or steel reinforcements. This is not included in your estimate unless specified.

  10. If you will have a granite full high backsplash installation, any obstacles including, but not limited to, plugs, switch cover, and under counter lighting, must be removed prior to template.

Material Disclaimer

  1. Stone slabs are products of nature and different characteristics are common. As a result, variations in texture and color, as well as fissures, pitting, and chipping are all common and considered normal. Keystone Countertops does not typically make any repairs to the surface of the slab. If you have concerns regarding your material, please contact Keystone Countertops prior to the purchase of your material.

  2. In the event of a fissure(s) in your material, Keystone Countertops will make their best effort to avoid them whenever possible. If they are not avoidable, they will do their best to reinforce them when possible. If a fracture occurs during fabrication or installation, Keystone Countertops will do their best to repair the problem, but will not be held responsible for replacement of the material.

Installation Procedure

  1. Keystone Countertops installers will arrive onsite within the previously agreed upon window of time. A homeowner, contractor, or person of authority must be onsite and available to let the Keystone Countertops team into the residence as well as be available to make any pertinent decisions. If Keystone Countertops is delayed or unable to complete our services because of the client’s or person of authority's unavailability, an additional trip charge will be added to your final invoice.

  2. Keystone Countertops will set and secure sink(s) into place with the needed silicone caulking, sink clips, and/or wood cleats & routering of plywood. However, any plumbing connection(s) of said sink(s) will need to be completed by someone licensed to do so. Keystone Countertops is not licensed to provide this service.

  3. Keystone Countertops will cut an opening for the cook top. However, any gas or electrical connection(s) of said cooktop will need to be completed by someone licensed to do so.

Sealer & Maintenance Information

  1. All natural stone surfaces that Keystone Countertops fabricates will be sealed before or during the installation.

  2. It is recommended to reseal natural stone surfaces every 6 months to one year. This assists in preventing staining or absorption into your countertops. Please note that sealer will not change the sheen or appearance of your stone, nor will it prevent chipping or etching.

  3. We recommend using a Natural Stone Cleaner (specifically designed for natural stone care) to clean your countertops. For more information about stone care, please contact your material supplier. Also, please DO NOT USE normal abrasive cleaners/products such as: Windex, Soft Scrub, Pinesol, 409, etc. on your stone surfaces. These can eventually dull the surface of your stone and strip the sealer.

  5. Periodically examine the silicone caulking around your sink. Over time, if it becomes cracked or worn, be sure to re-caulk it in order to maintain the integrity of the seal to prevent water damage between your counters and cabinets.


Remnant Policy

After we cut your material, there is a possibility of remnant pieces being left over. If you would like your usable remnants (larger than 2’x3’), it is mandatory to inform us in writing prior to installation. If you would like a display board (approx. 12"x14") for an additional charge of $75, please let Keystone Countertops know at template. It is your responsibility to make arrangements to have your remnants picked up. Keystone Countertops will not deliver remnants at the time of your installation. Please call to schedule an appointment to pick up your remnants. Any remnants not picked up within 30 days of installation will be deemed abandoned and Keystone Countertops has the right to dispose of them. You must inform Keystone in writing if you wish to keep your remnant material.
